Water, a power cut or a smell of burning: is it safe?

Three questions, in order. If you are in any doubt at all, treat it as the first answer and stay away.

  1. Is there water near sockets or the fuse box, or any sparks, smoke or burning smell?

  2. Are your neighbours or the street lights off as well?

  3. Has water reached the wiring, sockets or the board at any point, even if it looks dry now?

In customers' own words

“I had a leak from the flat above, which caused all the electricity in my flat to go off, and I was honestly very frightened. The electrician came quickly, safely dealt with the dangerous issues, and got everything sorted. They were professional, helpful, and very reassuring. The price was very reasonable. I'd definitely recommend them.”

Radcliffe homes, old and new

Radcliffe's housing follows its history. Mill and colliery families lived in the terraces close to the river; the council and private estates of the 1950s to 1970s spread up the valley sides; and since the paper mills closed, their sites have been turned into new housing. Each era leaves its own electrical habits, from wire-fuse boxes under the stairs to builder-grade outside lights that let in rain. We trace faults with proper test equipment and agree the price with you before we do anything.

Terraces near the Irwell

Narrow fronts, steep streets and boards under the stairs. Many were wired in stages, so we follow each circuit back rather than guessing.

Post-war estates on the slopes

Solid walls and concrete floors, often with an original or 1980s board. Adding sockets usually means surface trunking or careful chasing.

New homes on mill land

Modern RCBO boards, but builders' outdoor lights, garden sockets and chargers fitted later are common causes of tripping.

A river town that keeps changing

Radcliffe takes its name from the red cliff above the River Irwell, and among its oldest surviving buildings is Radcliffe Tower, the stone remains of the Radcliffe family's fortified house, now listed at Grade I and protected as a scheduled monument. Coal, cotton and paper shaped the town after that. The big paper mills have gone, and their land is being reused for new homes, so a street of Victorian terraces can sit a few hundred metres from houses finished last year.

Old fuse boxes in older houses

Grey metal switch fuses and boxes with ceramic fuse carriers are still found in M26 hallways. They are not automatically unsafe, but they offer far less protection than a modern consumer unit with RCDs. If yours buzzes, feels warm or keeps blowing a fuse, we test the circuits and quote for a replacement. Our consumer unit guide explains what each device protects against.

New homes, chargers and batteries

Buyers on the newer estates often ask us for an EV charger, a battery or extra sockets in a home office soon after moving in. New-build boards usually have spare ways, but the supply, earthing and the length of the cable run still need checking before we can promise a clean installation.

Black Lane, Stand Lane and the estates

Whether you need an electrician in Black Lane for a dead circuit or someone on Stand Lane to replace a tired fuse box, the same engineers cover every part of M26. Many of the post-war houses on the valley sides were built with only a handful of sockets per room, so extension leads have crept in over the years. We would rather add a couple of properly installed sockets than see heaters and chargers running from a strip.

Wet weather and the valley

Radcliffe's streets drop towards the Irwell, and heavy rain finds its way into outside lights, garden sockets and cables that run along garage walls. A breaker that trips every time it pours is usually telling you where water is getting in. We test the outdoor circuits first and fit weatherproof accessories where they belong.

Questions from Radcliffe residents

How much does an electrician in Radcliffe charge for an emergency?

Our weekday daytime emergency call-out is £110–£150. It covers travel and the first hour of diagnosis, and it is agreed before we set off. We give evening, night and weekend prices on the phone in the same way. Planned jobs are quoted after a survey.

How quickly can you get to Black Lane or Stand Lane?

We cover the whole of M26 around the clock, and an emergency visit is typically under 60 minutes. Roadworks and school traffic on the main routes through town can add time, so we give you an estimate for your street when you call.

My house has a grey metal fuse box. Should I replace it?

It depends on its condition and what it protects. Older switch fuses and wire-fuse boxes do not give the RCD protection modern standards expect. We test the circuits and give you a clear recommendation and a fixed quote, rather than replacing it for the sake of it.

We had a leak through the ceiling. Is it safe to turn the power back on?

Not until it has been checked. Water can track along cables into light fittings and junction boxes. Keep the affected circuits off, and if you can do it from somewhere dry, switch off at the main switch. We test the insulation and only restore power when the readings are safe.

Can you fit an EV charger at a new-build house in Radcliffe?

Usually. New-build boards normally have room, but we still check the main fuse, the earthing and any other big loads such as a heat pump. After a short survey you get a fixed quote, including load management if it is needed.

Which parts of Radcliffe do you cover?

All of M26, including the town centre, Black Lane, Stand Lane, Coney Green, Radcliffe Moor, Withins and Outwood. We also cover the rest of the Bury borough, including Prestwich and Whitefield. Give us the full postcode and we confirm.
