How much is an EICR certificate and what does it cover?
EICR inspection and testing checks every circuit in a property against BS 7671 and records the result on an EICR certificate. Typical prices: studio or 1-bed £150–£175, 2-bed £160–£205, 3-bed £185–£305, 4-bed or larger £245–£305. Rented homes in England need a new report at least every 5 years.

An Electrical Installation Condition Report (EICR) is the formal record of an electrical safety inspection. Landlords and letting agents often call it a landlord electrical certificate or landlord safety certificate; it is the same document. Our NICEIC registered electricians inspect the consumer unit, earthing, wiring, sockets, switches and fittings, test each circuit, then code anything that falls short of the current wiring regulations. If you have an active fault such as tripping, sparking or a burning smell, book fault finding first and arrange the planned report afterwards.
Who needs an EICR certificate?
Private landlords in England must have the fixed electrical installation inspected and tested at least every 5 years, and a valid report must be in place for each tenancy. Homeowners are advised to arrange an EICR about every 10 years, when buying an older home or before a major refurbishment. Businesses use the report to show their installation is maintained safely.
What you receive after the inspection
A full report listing the circuits tested, the test results and each observation with its code. It states whether the installation is satisfactory or unsatisfactory overall and gives the recommended date for the next inspection. We email it to you, ready to forward to tenants, your letting agent or a buyer's solicitor.
Remedial work after an unsatisfactory report
Where the report is unsatisfactory we explain each C1, C2 or FI item and send a written quote for the remedial work. Once the work is complete we confirm it in writing, so a landlord can pass that confirmation to tenants and the local council within the 28-day deadline.

What do the EICR codes C1, C2, C3 and FI mean?
Every observation on an EICR carries one of four codes. The codes decide whether the report is satisfactory and how quickly any remedial work is needed.

Our reading: Any C1 or C2 makes the report unsatisfactory, and so did FI on report forms before 2026. C3 items on their own still give a satisfactory EICR, and we tell you which upgrades are worth planning.

How long an EICR takes
From booking to your EICR certificate. Time on site depends on the size of the property and the number of circuits.
Book and confirm the price
Tell us the bedrooms, whether the home is tenanted and any access notes. We confirm the price and a date, and you let tenants know the power will be off for short periods.
Visual inspection
The electrician checks the consumer unit, earthing and bonding, cables, sockets, switches and fittings for damage, wear and signs of overheating.
Testing every circuit
Each circuit is isolated in turn for dead testing, then live tests check RCD operation and fault loop readings. The inspection and testing take up to one working day on site, depending on the size and condition of the installation.
Report and next steps
You receive the EICR with each finding coded and explained. If remedial work is needed we send a written quote, and after the work we confirm in writing that the installation is satisfactory.
Landlords: what the law requires
- Have the electrical installation inspected and tested at least every 5 years by a qualified person.
- Give existing tenants a copy of the EICR within 28 days of the inspection.
- Give new tenants a copy before they move in.
- Complete C1 and C2 remedial work and any required investigation within 28 days, or sooner if the report says so.
- Send written confirmation of remedial work to tenants and the council within 28 days of completion.
- Give the council a copy of the report within 7 days if it asks for one.
- Keep the report and give a copy to the electrician carrying out the next inspection.

How long does an EICR certificate last?
For a privately rented home in England an EICR lasts up to 5 years, or less if the inspector sets an earlier date. For an owner-occupied home the recommended interval is 10 years, and most commercial premises are inspected every 5 years. The next due date is printed on the report.
How long does an EICR take?
An EICR takes up to one working day on site. Smaller flats and homes are often finished sooner, while larger houses, older installations, extra boards or difficult access use more of the day. We confirm the timing when you book.
How much does an EICR cost?

What happens if my EICR fails?
The report is marked unsatisfactory and each C1, C2 or FI item is explained. Anything dangerous is made safe on the day where possible, and we send a written quote for the rest. Is an EICR the same as a landlord electrical certificate?
Yes. Landlord electrical certificate, landlord safety certificate and electrical safety certificate are everyday names for the EICR. It is the report the 2020 private rented sector regulations require, so one inspection covers it.
Will power be turned off during EICR electrical testing?
Yes, for short periods. Circuits are isolated one at a time for testing, and the whole supply is off briefly while the consumer unit is inspected. We plan this around tenants, home working or trading hours.
Are repairs included in an EICR inspection?
The inspection price covers the testing and the report. Repairs are quoted separately in writing so you can approve them first, and we can usually carry out small remedial items on a return visit soon after.
