House rewiring in Manchester with TRACEFORM starts with a survey of the installation and a walk through each room. Our NICEIC registered electricians agree the sockets, switches, lighting and appliance supplies you need, test any wiring worth keeping and set out the work, the programme and the finishing in writing. You know what is included, how long it takes and when each room will be usable before we start.

Signs your house needs rewiring

  • Rubber, fabric or lead-sheathed cables.
  • Lighting circuits with no earth conductor.
  • An old fuse box with rewireable fuses and no RCD protection.
  • Scorch marks, warm sockets or a burning smell.
  • Too few sockets and extension leads in every room.
  • An EICR with several C2 observations on the wiring.

An older property does not automatically need a full rewire. Testing shows whether the existing wiring is sound, needs a few circuits replaced or should be renewed throughout, and we explain the evidence behind the recommendation.

Full or partial rewire

A full rewire replaces the wiring, accessories and usually the consumer unit throughout the home. A partial rewire replaces named circuits or rooms, such as a kitchen or an extension, and connects safely to the tested wiring that stays. Your quote states exactly which circuits are new and which are kept.

First fix, second fix and making good

First fix runs the new cables and back boxes while floors are up and walls are chased. Plastering and any building work follow. Second fix fits the sockets, switches, lights and consumer unit, then every circuit is tested and certified. Your quote names who handles patch plastering, decorating and lifting floor coverings, so nothing is left unclear.

Living at home during a rewire

Many families stay in the property. We work room by room, restore power at the end of each day where possible, and agree in advance which rooms will be usable. Tell us about children, pets, home working and essential equipment so the programme fits around them.

Testing and certificates

The finished installation is tested and you receive an Electrical Installation Certificate with test schedules, plus the building regulations compliance certificate through our registration scheme. The work is designed to the current edition of BS 7671, and we allow for planned EV charging, solar or battery storage if you mention them at the survey.

Key facts before you plan

  1. In England, new circuits and consumer-unit replacement are notifiable under Part P, so a rewire needs certification and building regulations notification.

    Approved Document P: England · GOV.UK
  2. A rewire receives an Electrical Installation Certificate and a building regulations compliance certificate; an EICR reports on an existing installation.

Electrical certification in England · Electrical Safety First
  3. BS 7671 Amendment 4 was published on 15 April 2026, and new wiring is designed to the current edition of the regulations.

  • Whole-house rewire

Every room, circuit and point agreed in writing, usually with a new consumer unit and full certification.

  • Partial rewire

Selected rooms or circuits replaced, with the wiring that stays tested and connected safely.

  • Finish and access

Who lifts floors, moves furniture, plasters and decorates is agreed before the programme starts.

  1. Share your plans

Send your postcode, the number of bedrooms, any recent EICR and refurbishment drawings, and tell us whether the home will be occupied.

  2. Survey and written quote

We test the existing installation, walk each room with you and give you a fixed quote there and then, with the room schedule, consumer-unit work, programme and exclusions.

  3. First fix

New cables and back boxes go in while floors are up and walls are chased, with power restored at the end of each day where possible.

  4. Second fix

Once plastering is done we fit sockets, switches, lights and the consumer unit, and any change to points is agreed and priced first.

  5. Test, certify and hand over

Every circuit is tested and labelled. You receive the Electrical Installation Certificate and schedules, and the building regulations certificate follows.

House rewiring questions

How much does it cost to rewire a 3-bed house?

A full rewire of a 3-bed semi typically costs £5,525–£8,585. A 2-bed is around £4,675–£6,375 and a 4-bed detached house £7,480–£11,560. The fixed price depends on the number of points, consumer-unit work, access and the finishing included, and is confirmed after the survey.

Can I live in my house during rewiring?

Usually, yes. We work room by room, restore power at the end of each day where possible and agree in advance which rooms and facilities will be usable. Tell us about children, pets, home working and essential equipment so the programme fits around them.

How long does it take to rewire a house?

Typically 3 to 5 days for a 1-bed flat, 5 to 8 days for a 3-bed semi and 7 to 10 days for a 4-bed detached house. An empty property is quicker; the programme in your quote reflects your rooms, access and finishing.

Does an old house automatically need rewiring?

No. Age alone does not decide it. Testing shows whether the wiring is sound, needs selected circuits replaced or should be renewed throughout, and we explain the evidence behind our recommendation.

What is the difference between a full and partial rewire?

A full rewire replaces the installation throughout the home. A partial rewire replaces named rooms or circuits, typically £375–£1,870 for one room or circuit, and connects to tested wiring that stays. Both come with a clear schedule and certificate.

Is a new consumer unit included in a rewire?

In most full rewires, yes, and the quote says so. If your existing board is modern and suitable, it can be kept and tested instead. Either way, the consumer unit work is listed clearly in the written schedule.

Will I receive an EICR after a rewire?

You receive an Electrical Installation Certificate with test schedules, which is the correct record for new work, plus the building regulations compliance certificate. An EICR is used later to check the condition of an existing installation.

Does the price include plastering and decorating?

Your quote states it clearly. We fill cable chases and make good around our work where agreed, and name who handles finish plastering, decorating and floor coverings, so you can compare quotes on the same basis.
